Assignment 1: Headquarter Office Evaluation & Consulting - In 2000, McDermott, Will & Emery ("MW&E") retained Holly Duran Real Estate Partners LLC ("HDREP"), formerly The Levy Organization, to provide it with site selection, evaluation, consulting and brokerage services for its 308,000 square foot 'firm-wide' Headquarters at 227 West Monroe Street. MW&E faced several critical issues with its existing facility: excess space, high occupancy costs and a lease expiration that did not occur until 2005.

Result: After extensive evaluation of MW&E's entire premises, with input and cooperation from MW&E's real estate, management and executive committees, and MW&E's outsourced consultants of architect/space planner, HDREP implemented a strategy to reduce MW&E square footage at 227 West Monroe thereby reducing MWE's overall Chicago occupancy costs. In 2001, HDREP successfully negotiated the immediate termination of two MW&E floors at 227 West Monroe and relocated several 'firm-wide' functions and data center operations to other facilities with significantly lower occupancy costs, reducing MW&E's square footage at 227 West Monroe.



Assignment 2: Brokerage for Headquarter Lease Expiration - Simultaneously, HDREP's assignment was to procure operationally and cost efficient space for the remainder of MW&E's Chicago office expiring in 2005. Based on the existing conditions, inefficient floor plate, and the Landlord's disinterest in a renegotiation of the existing terms at 227 West Monroe, relocation to a more efficient building was the perceived goal. After extensive analysis of proposed and existing relocation alternatives, HDREP persuaded MW&E to reconsider a restack/reconfiguration at 227 West Monroe. HDREP's architectural, construction and real estate models were scrutinized by MW&E, and an economic scenario was developed that would enable the 227 Landlord to retain MW&E's tenancy and would allow MW&E to decrease the amount of square feet required per attorney in order to save money.

Result: HDREP structured a transaction that incorporated rent relief, early termination of an additional portion of MW&E's space and cash/tenant improvement allowances at a reduced long term rental rate. HDREP's efforts in this major renegotiation resulted in MWE saving in excess of $36 million over fifteen years.



Assignment 3: Consulting and Brokerage - HDREP continuously services the ongoing real estate consutling and consulting needs of the Chicago office. HDREP works closely with MW&E's facilties, administrative, real estate and finance committees performing ongoing evaluations to insure MW&E is utilizing its Chicago operations in the most efficient manner for both attorney and non attorney related functions. HDREP also administers the Chicago office lease assisting MW&E with ongoing lease rights for expansion, contraction, operating, etc.

Result: HDREP represented MW&E in its 2007 expansion at 227 West Monroe. When construction of MW&E's expansion premises are complete in 2009, MW&E will occupy 255,328 square feet at the 227 West Monroe Building, formerly know as AT&T Center.
